The EPBD’s (Energy Performance of Buildings Directive) EPC (Energy Performance Certificate) legislation is now in place – Part L2A of Building Regulations now specifies that all commercial properties put on the market from October 1st 2008 obtain the certificate, which outlines the actual energy consumption of the building. However, a recent amendment indicates that any property on the market prior to this deadline does not require an EPC until January 1st 2009 unless sold or rented before that time. Should this be the case, an EPC must be lodged at the earliest opportunity.
