The Property Investor
The EPBD (Energy Performance of Building Directive) stipulates that, from October 1st 2008, all commercial properties require an EPC (Energy Performance Certificate) when sold or let. However, recent amendments specify that the deadline for properties put on the market before this deadline – and remaining so afterwards – will be extended to January 1st 2009. Should the property be sold or rented before that time, an EPC must be lodged at the earliest opportunity. This revision is intended to make compliance with the Part L2A amendments more manageable for the commercial property professional.
Stroma understands that any compliance requirement automatically signals unwanted expenditure for the property investor. However, appointing Stroma to manage your energy performance obligations could help rather than hinder your rents and yields. We can commission a service package - designed specifically to suit your property portfolio – which ensures that even while legislative compliance is achieved, long term investments are maintained.
Our internal team of experienced and fully accredited energy assessors delivers a comprehensive range of energy assessments nationwide. We have the capacity to deal with any project, regardless of type, scale or location. Our extensive industry knowledge and expertise – together with an in-depth understanding of the needs of the commercial property professional – means that we are ideally placed to fulfil the EPC requirements of your property portfolio. Thus, employing Stroma to manage this process means that you need not concern yourself with the technicalities of the new legislation. We can offer a long-term commitment to identify and deliver the procedure required to ensure compliance at minimum cost and inconvenience to you.
However, our service does not end there. David Salisbury - Chairman of the National Landlords Association – recently announced that ‘rising energy prices and leaner economic times mean tenants want to live in properties which are fuel efficient and don’t waste money.’ Hence a portfolio of energy efficient – and therefore more desirable - properties promises future financial benefit which is reassuring in the current unstable economic climate. Stroma can deliver this. We are proficient in all aspects of environmental consultancy, offering an extensive range of services and products associated with building sustainability and compliance. Not only can we cost-effectively deliver the EPC required for compliance with government legislation, but we can also provide guidance on and implementation of the building fabric improvements needed to secure better energy performance ratings. As a result, we can turn your assets around, rendering your properties more desirable to prospective buyers or tenants and - as a result - more lucrative.
